Everyone wants their lifestyle to match up with the ideals we see on television and in home decorating magazines. We want the hippest home features and the most modern look. However, a lot of us live in outdated older houses. In a recession, not many of us can afford to upgrade to newer North York real estate. Does that mean we have to settle for what we've got? No. It means we have to be more creative. For instance, instead of buying a new house, why not convert one of your existing rooms?
Family Room to Bedroom
Some houses, especially those built in the 60s and 70s, have two rooms in which to congregate - a living room (where adults could gather and talk) and a family room (where the kids would watch TV). If you don't have kids and your TV is in the living room, it's easy to convert a family room to a bedroom. Section a piece off for a closet and make sure the room has its own door onto the hallway, and you're done. You can now put your home in the Toronto real estate listings as a 4 bedroom rather than a 3 bedroom.
Closet to Bathroom
Some people find that their houses have more storage space than they need. If you find yourself with an extra hallway closet that you're not using, you can upgrade the resale value of your home by converting it into a half bath. You'll need to hire a professional to connect the plumbing to the water and sewer pipes, and the fixtures won't be cheap, but in the end it will be worth a lot more than as a storage place for old aquarium decorations. Just remember to replace the folding closet door with a proper locking one.
Garage to Family Room
If you've given up your car for financial or environmental reasons, or you prefer to leave it in the driveway, you no longer need a garage. In this case most people use it for storage, but your house will be much more competitive against other Windsor, Ontario homes if it's a functional living space. Replace the sliding door with a solid wall, cover the plain concrete with flooring, insulate the walls, and cover them with drywall and you've got a ready to use family room.
Basement to Apartment
In terms of getting your renovations to work for you, you can generate continuing income by turning your unfinished basement into a rentable living area. You'll need to set aside a considerable amount for fixtures and professional workmen if there's no bathroom and heavy duty appliance hookups for a kitchen, but once you're done, your Oakville real estate will be partially rentable.
